I called Old Republic and tech was sent and he found a lot of problems.  For one leakes and freon leaked out and many other  problems tech said last person who worked on it just did a really poor bandaid job.   I purchase house last otc 07.   I wonder if seller new about  condition and just pulled one over on me because the are the ones that offered home warranty plan.   If a/c is not covered the why in the world do I have warranty plan.   So Old Republic is sounds like is denying claim.    No to fix a/c (another bandaid job) it will cost about $1100.00, and to replace unit from $3000-$4000 maybe more or less.  So question who is bill on me, the seller, or warranty(home protection)plan?<br />

you need to check your home warranty to see if it&#8217;s covered.<br />
presumably it has been working.<br />
if that&#8217;s not the case, then it&#8217;s a different story.<br />
see if they&#8217;re listed in the BBB.<br />
if they are, and they continue to complain, then complain to the BBB.</p>
<p>you might also go back and ask your realtor.<br />
they should be able to help you also.<br />

We had cracks within first year which continue to get worse among other problems with doors closing seasonally.  Also had well dug which has had 3 new pumps in 6 years and after video taping the well they said we need new well dug.  What are my options?<br />
<br />If builder met all codes, he is off the hook. The city (county) won&#39;t accept responsibility, even though they approved a faulty installation. I would question the pump installer. In any clay soil, you are going to have cracks. Letting the soil dry out during dry periods and swelling during wet ones will also cause shifting and cracking. I am afraid you are on your own. I think if you start questioning neighbors, you will find similar problems.</p>

<p>  Try asking your realtor if they&#39;ll split the cost with you.  They usually justify their commission by talking about &quot;marketing&quot; your house.  Tell them a home warranty is one of the marketing tools you&#39;d like them to use, and since you&#39;re paying them to market your house you think they should split the cost with you.</p>

 Recently my refrigerator went bad so I contacted the warranty company and they sent out a technician and the problem was with an old compressor and since the Refrigerator is 20 years old he said he would put in for a recommendation to replace and since then I getting the run around from the Warranty company.<br />
I been calling me to get updates and no one will either return my call and one person actually told me to call the repair company to arrange for a replacement and I called the company and they told me the don&#39;t do sells and wondered why the rep would of done that. But I been wondering if what they are doing is legal because it sounds like a deceptive scam.<br />
<br />Before hiring a lawyer try to report the company to the Better Business Bureau.  So far with the 3 complaints I have had with various companies I have been able to settle any disputes.  Most companies do not like negative ratings to be associated with the company.  Go to BBB.org and submit a complaint there.  I hope you get some luck.</p>

<br />Depending on the additional items you can add to your contract,  pool/ Jacuzzi, garage door, appliances. But a basic fee is $350-$450 per year and a $35-$55 service fee per service call.  Review your contract as not everything is covered, and technicians are usually required to get approval from the warranty company before any work can begin.</p>

<br />I recommend not using one.  They are a pain to get people out there, try to repair stuff that should obviously be replaced, and the technicians they use are erratic at best.  I&#8217;ve had so many bad experiences with them I never use them now - won&#8217;t even have them on a contract I buy.</p>
<p>Put a clause in the lease that tenants are responsible for the first $25 of a repair and that will do wonders.</p>
