I have a maintenance agreement with the local utility company. It covers the Central AC unit and Heater. I could add the stove and water heater but they aren't big ticket items that need much maintenance so I don't bother with them. It runs me $100 per year and covers everything except total replacement. I have one on my home and my rental home, they each cost me $450 a year, but it's worth it. Anything can go wrong, the furnace or A/C can break, then what??? You pay 6 grand to get it fixed? When you have renters, the temp. is required to be above a certain degree, I think on the east coast, it is 68 degrees.. you can't rent a home without heat.
