What do I need to ask when shopping a home warranty?

I am looking to buy a home warranty. I'm not sure what all I should be asking other than how much is it fir the year and how much is a service call. I don't want to end up paying a fortune if something major breaks.
1. how much will the renewal be 2. can i get a lower deductable. 3.how fast will a contractor call, 4. how long before a contractor is dispatch the service call.5. is there an upgrade policy that covers normal non covered items, 6. does the policy cover code upgrades, i work for a home warrany co. if you need any help email me

Home warranties can be beneficial to the home owner if you know how to use them. Be informed. Find out what contractors they work with in your area. I know for our area, one particular home warranty can't even get a HVAC contractor to work with them b/c they are so shady. You might be getting someone from an hour away. Often, the HW doesn't consider something an emergency that you might. Read all their fine print and be very careful about what they consider to be an "upgrade". Certain ones consider work that must be done to meet code an upgrade if that particular work was not done before, so they won't cover it. Real Estate offices know all the names of the home warranties.
