We have these available to home sellers & buyers at my office. Sellers get free coverage during the listing period, then the policy is transferred to the buyer (paid policy) at closing.

There are different levels of coverage, but I would suspect the one offered to you is the lowest level of coverage. You can ask to see a copy of what items are covered.

If you do puchase this home & the seller is paying for the lowest level of coverage, you could choose to pay the additional cost for better coverage, i.e., spa/hot tub, pool if you have one.

The policy works that you pay a deductible ($100?) & then call the policy company when you need a repair. They have approved repair persons in your area that come & make the repair. It's really a nice thing to have.

The company we use is here:
http://www.ahswarranty.com/homeowners/faqs.jsp#basic-warranty

You would want to know the name of company who the policy is through or get a copy of the application. They all cover different items & systems.
References :
22 Years Experience in Real Estate ~ Associate Broker since 1991

Depends on the warranty. Ask to see the portfolio. We just built a house and ours covers workmanship, appliances. They even came out to replace a window that cracked on the inside seam.
